Its blend of communal areas and 10 opulent bedrooms, along with the immaculately maintained gardens, makes it the ideal setting for a memorable celebration.

Spread across four stories, Queen Anne House provides a selection of 10 beautifully designed and furnished bedrooms, 8 opulent bathrooms, and 6 communal areas. The integrated design of the social rooms allows for flexibility in how individuals can be gathered or given time and space to unwind. Each bedroom has been carefully thought out, and depending on the needs of the group, some can be configured as either a twin or a double.
There is only a 10-15 minute drive between Queen Anne House and local train stations, while a 20 minute drive between the property and Edinburgh Airport.
Within the accommodation, You’ll have access to two kitchens during your stay. The kitchen’s will be well equipped with all the appliances and amenities you’ll need for a self catering stay.
Outside you will find a stunning garden space for you and your group to unwind and relax.
Queen Anne House is a fantastic property for large groups, including stag and hens, that want a combination of being in a secluded area to themselves while also having the option to travel to the city centre of Edinburgh to take advantage of the pubs, bars and clubs the city has to offer.
To secure your booking at Queen Anne House, you will need to pay a small deposit. The remaining final balance will be due 8 weeks before your booking date.
Please note there is a mandatory security deposit due 1 week prior to your check-in.
What is a security deposit and how does it work?
A security deposit is a good behaviour bond that is ring-fenced in your account on the week that you check-in. The security deposit is to encourage guests to keep the property clean and tidy and leave it as it is found. It’s also to deter any damages or noise complaints.
Providing there are no damages or complaints, the funds ring-fenced in your account will be automatically released back to you 7-10 days after check-out. You will be sent further information regarding the security deposit post-booking.
