The Edinburgh Country Estate is the perfect base for large groups that want self-catering near Edinburgh. It’s the ideal mix of city and countryside, only a 20-minute drive by car to Edinburgh city centre.
East, Mid, and West house can have their connecting doors opened up to provide flexible accommodation for up to 19 guests under one roof. Adding the 14-bed spaces from the holiday cottages, Gorton House and Cottages can accommodate up to a total of 33 guests.
Mid West House (sleeps 13)
Mid West House is a Victorian extension to the original 17th Century farmhouse building. The holiday house now provides spectacular accommodation with all modern facilities, yet retaining the Victorian features. The Master Bedroom in the property with its bay window framing the view over Roslin Glen to the Pentland Hills beyond, makes this a favourite with all our guests.
East House (sleeps 6)
This holiday house is equipped with all the modern facilities but retains the character and features of its early 17th Century origins. The ingle-nook fireplace in the Sitting Room with its wood-burning stove makes a very cosy and relaxing space.
East House is one section of the main house, with a communicating (but soundproof) door to Mid House, this makes a very flexible option for larger groups.
Orchard Cottages (sleeps 4)
These three Holiday Cottages were built to match the character of the nearby historic House. All have south-facing views into the walled garden. Each has its own spacious garden and private parking area. A short walk around the grounds promises stunning views over Roslin Glen towards the Pentland Hills and the surrounding countryside.
Stable Cottage (sleeps 2)
This holiday cottage was created by the conversion of the former stables in the grounds of the House. The views over Roslin Glen (a nature reserve on the banks of the River North Esk) towards the Pentland hills are breathtaking.
The cottage enjoys moderns standards of construction resulting in a very cosy premises, but retaining the 17th Century look and feel. The Sitting Room patio door looks directly onto fields and woods making Stable Cottage a favourite for wildlife enthusiasts.
Booking Information
To secure your booking at The Edinburgh Countryside Estate, you will need to pay a small deposit. The remaining final balance will be due 8 weeks before your booking date.

Please note there is a mandatory security deposit due 1 week prior to your check-in.
What is a security deposit and how does it work?
A security deposit is a good behaviour bond that is ring-fenced in your account on the week that you check-in. The security deposit is to encourage guests to keep the property clean and tidy and leave it as it is found. It’s also to deter any damages or noise complaints.
Providing there are no damages or complaints, the funds ring-fenced in your account will be automatically released back to you 7-10 days after check-out. You will be sent further information regarding the security deposit post-booking.
