This beautiful country farmhouse in Derbyshire was built in the 1860s and retains many of the existing features such as the fireplaces and cornice in the sitting rooms and the impressive staircase.
The house overlooks mature gardens with extensive lawns, a large pond to the front and the tennis court to the side (you will need to bring your own rackets and balls). It is a superb property for larger groups.
The lower ground floor has a full sized slate snooker table. There is also a 3/4 size table tennis table, (we tried a full size but it left very little room to actually ‘play’!) The table tennis table can be folded away, leaving the room free for a party get-together room. We do provide equipment for both tables, (however it might be an idea to bring some spare table tennis balls).
The ground floor has two large sitting rooms, each with a colour television, one has a DVD attached. Both rooms have working fireplaces for cosy open fires in the colder months, (you will need to bring your own fire lighting supplies).
On the ground floor there is also a shower room with toilet and basin and one bedroom with double and single beds.
The large kitchen provides the dining facilities. It has an electric range cooker and an additional cooker. There is also a utility room with a washing machine, tumble dryer, freezer and two high chairs.
The split level first floor has an additional five bedrooms. The main bedroom has a four poster bed with large ensuite bathroom, which has both a bath and a separate shower. A second large double bedroom has an additional single bed and also has an ensuite bathroom. Down the corridor you will find three more bedrooms – one double and one twin, each with hand wash basins and the third room has both a double and single bed. Also on this level is a family bathroom and a separate shower room
The second floor provides a further two bedrooms, one triple room and one quad room. All of the bedrooms have wonderful views over the surrounding countryside.
There is ample off road parking available. There is an unfenced pond in the grounds. There is shared use of the tennis court, you will need to bring rackets and balls.

You can also add either 1 or 2 hot tubs to this property for an extra fee, if this is of interest please speak to your event coordinator after enquiring.
All linen, towels and central hearing costs are provided but please bring your own towels for the hot tub (if you have added it). We provide a small, basic supply of various consumables for your arrival, (such as toilet rolls, dishwasher tablets, etc), but you will need to bring an additional supply to last the duration of your stay, together with the usual items you would normally take on a self-catering holiday.
To secure your booking at the Beautiful Country Farmhouse in Derbyshire, you will need to pay a small deposit. The remaining final balance will be due 8 weeks before your booking date.
Please note there is a mandatory security deposit due 1 week prior to your check-in.
What is a security deposit and how does it work?
A security deposit is a good behaviour bond that is ring-fenced in your account on the week that you check-in. The security deposit is to encourage guests to keep the property clean and tidy and leave it as it is found. It’s also to deter any damages or noise complaints.
Providing there are no damages or complaints, the funds ring-fenced in your account will be automatically released back to you 7-10 days after check-out. You will be sent further information regarding the security deposit post-booking.
