The Gatekeeper’s Estate is the ideal destination for large groups looking to stay in the Scottish countryside. With a variety of properties to choose from, the estate can host groups of any group size from 20-52!
Whilst staying at the estate, groups tend to make use of the grounds either clay-shooting or indulging in the Scottish heritage and taking part in the Highland games!
In the evening, guests can huddle around one of our large dining tables for a home-cooked meal or we can arrange for a chef to come to the property and cook for your entire group. Alternatively, we can arrange a minibus service to take you into Edinburgh for a lively night out. Please ask about adding our hot-tub to your stay if you are interested.
The House (sleeps 22-26)
The House is a historic mansion house nestled on a private estate in the Scottish Borders. The large country house sleeps 25 guests comfortably in 11 bedrooms, with 8 bath/shower rooms and 2 further WCs. There is a spacious fully-equipped kitchen, separate elegant dining room and large sitting room with open fire. Guests can roam the estate, explore woodland and make use of the tennis court.
Upon further arrangement, a wood fired hot tub can be set up for your stay.
House Set Up
The House is a characterful, historic A listed mansion house, set on a private estate with far reaching views. Blending historic charm with modern comfort, the house is spread over four floors, with two stone spiral staircases joining the floors together.
Ground Floor: bootroom; utility with washing machine and dryer; shower room and separate WC; spacious kitchen fully-equipped with two range cookers with induction hobs, fridges, large island with seating for 6; elegant dining room with bespoke elm table seating 20+; large conjoined sitting rooms with both open fire and wood burner.
First Floor: Bedroom 1 – king with en-suite; Bedroom 2 – double with en-suite; Bedroom 3 – twin; Bedroom 4 – double with additional single; Bedroom 5 – double; shower room; bathroom.
Second Floor: Bedroom 6 – king with additional single; Bedroom 7 – king with additional single and en-suite; Bedroom 8 – twin; Bedroom 9 – king; Bedroom 10 – double; shower room; bathroom with separate shower; separate WC
Third Floor – double
Wedders House sits on a private 50 acre estate. Guests have access to explore the fields, woodlands, pond, stream and lawns. There is also a play park for children and tennis court. There are walking routes around the estate and further afield.
The Cottage (sleeps 8-10)
Cosy yet spacious, the Cottage is set in the private estate of historic seventeenth house. The cottage has four bedrooms; large livingroom with woodburner; dining kitchen; snug/games room; dog friendly bootroom; laundry; bathroom and showerroom. Perfectly situated for exploring the beautiful Scottish Borders, but within easy reach of Edinburgh and East Lothian, guests also have their own garden area with outdoor furniture and climbing frame.
Cottage guests have their own fenced off garden area with outdoor furniture and climbing frame for children. Use of gas BBQ and tennis court can be arranged – please enquire if interested.
Cottage Set Up
The Cottage is a spacious country cottage with modern facilities, including wifi and central heating. There are 4 bedrooms – a double bedroom on the ground floor, two twin bedrooms upstairs and a master bedroom upstairs which can be set up as a superking or twin. A travel cot and high chair are provided. There is a downstairs showerroom and upstairs bathroom with shower over bath (please note water pressure is not mains pressure). The country kitchen has seating for 8, undercounter fridge, electric hob and oven, microwave, dishwasher and Raeburn.
The large laundry has a freestanding fridge/freezer, washing machine and dryer. The comfortable livingroom has a woodburning stove (wood included) and TV with Netflix. A further snug has comfortable seating, games and a wall mounted TV for films and gaming. The bootroom at the back door as plenty of space for outdoor clothes and dog beds.
The Cabin (sleeps 4-6)
A perfect bolthole, combing rustic charm with modern comfort. The Little Green Cabin sits in a big green field, a few hundred yards from the House, on a private estate in the Scottish Borders. There is a tennis court, woodlands, stream, pond and plenty of open space, shared between the main house, cottage and cabin. The cabin has a double bedroom, open plan living-kitchen-dining room, shower room and deck with seating. There is electric heating, double glazing and an equipped kitchen unit.
The Hayloft (sleeps 4-6)
The Hayloft apartment offers two double rooms, a bathroom and open plan kitchen-dining-living area.
The Gamekeepers Cabin (sleeps 4)
Our rustic log cabin, set in woodland adjacent to the main house, offers a unique and cosy experience. With two bedrooms (one double and one bunk), shower-room and kitchen-living room with wood burning stove, the cabin comfortably sleeps 4 guests.
Booking Information
To secure your booking at The Gameskeeper’s estate , you will need to pay a small deposit. The remaining final balance will be due 8 weeks before your booking date.
Security Deposit
Please note there is a mandatory security deposit due 1 week prior to your check-in.
What is a security deposit and how does it work?
A security deposit is a good behaviour bond that is ring-fenced in your account on the week that you check-in. The security deposit is to encourage guests to keep the property clean and tidy and leave it as it is found. It’s also to deter any damages or noise complaints.
Providing there are no damages or complaints, the funds ring-fenced in your account will be automatically released back to you 7-10 days after check-out. You will be sent further information regarding the security deposit post-booking.
