Barrow Hill Farm Retreat is a beautifully converted Sussex barn set on a working 90-acre farm in East Sussex, sleeping up to 16 guests across 6 bedrooms and 6 bathrooms. With panoramic countryside views, a heated outdoor pool (between May-September) and an hour’s train ride from London, it’s a rare find for groups looking to get away from the busyness of everyday.
The barn is arranged across three interconnected cottages, each with its own living area and kitchen, giving groups the flexibility to spread out or come together in the generous shared spaces. Add in a games room, yoga room, outdoor games field and a children’s play area, and there’s something here for every kind of group.
Sitting on 90 acres of working Sussex farmland, Barrow Hill Farm Retreat is the kind of place that earns its keep from the moment the sun rises over the hills. The views are sweeping and really special with rolling countryside in every direction. And yet London is just an hour away by direct train to Stonegate, making this one of East Sussex’s most accessible rural retreats.
Barrow Hill Farm Retreat is a lovingly converted Sussex barn made up of three individual cottages, each finished to a high standard throughout with masses of original oak beams, vaulted ceilings and oak floorboards. Each cottage has its own fully equipped open-plan kitchen and living area with handmade oak kitchens, solid granite worktops, American fridge freezers and leather sofas, so groups can spread out and settle in properly from the moment they arrive.
The middle cottage is where the whole group naturally comes together. With plenty of space to dine and socialise, it’s the heart of the barn and private catering can be arranged here if you’d rather leave the cooking to someone else.
The two end cottages share the same warm character: exposed oak beams, galleried landings that look down over the ground floor, and full-length windows with superb views out across the valley. Each sleeps up to five guests and has a double room with ensuite shower, a twin room and a family bathroom.
Outside, a glorious south-facing terrace runs along the barn, complete with large lit parasols, firepits and a wood burning hot tub. A natural spot for the group to gather as the sun goes down over the Sussex hills.
There is also an additional eighteenth century single-storey stone cottage sits apart from the main barn with its own private garden and dedicated parking – a lovely spot for anyone who’d like a bit more seclusion. It has also been designed with exceptional care for guests with reduced mobility, holding the top Access Exceptional rating.
Both bedrooms have ensuite wetrooms, the kitchen features a lowered hob, sink and floor-standing units throughout, and the ensuite shower room is fully accessible with remote digital controls, grab handles and a raised toilet. A pair of electric profiling beds and a selection of complimentary equipment including a portable hoist, shower wheelchair and transit wheelchair are available at no extra charge. The heated outdoor pool is the centrepiece of the outdoor space, available from May through to October. Around it, the 90-acre farm opens up into a proper games field ideal for football, rounders or just letting off steam, plus a children’s play area complete with a sunken trampoline. Whether it’s a lazy afternoon around the pool or something more active, there’s plenty of room for everyone to find their thing outside.
Inside, the games room comes equipped with a pool table and table tennis table, giving groups a natural gathering point for evenings in. There’s also a dedicated yoga room which is a welcome space for retreats, wellness-focused groups or anyone who simply wants a quiet moment away from the group. The surrounding countryside offers excellent walking too, with a network of beautiful local routes right on the doorstep.
Barrow Hill Farm Retreat is located near Ticehurst in East Sussex, with a direct train from London to Stonegate station taking approximately one hour. There is free parking on site for guests travelling by car.
To secure your booking at Barrow Hill Farm Retreat you will need to pay a small deposit. The remaining final balance will be due 8 weeks before your booking date.
Please note there is a mandatory security deposit due 1 week prior to your check-in.
What is a security deposit and how does it work?
A security deposit is a good behaviour bond that is ring-fenced in your account on the week that you check-in. The security deposit is to encourage guests to keep the property clean and tidy and leave it as it is found. It’s also to deter any damages or noise complaints.
Providing there are no damages or complaints, the funds ring-fenced in your account will be automatically released back to you 7-10 days after check-out. You will be sent further information regarding the security deposit post-booking.

Nearby are numerous National Trust properties including Bodiam Castle and Batemans and for keen gardeners, Sissinghurst, Pashley Manor and Great Dixter are a delight. Just 19 miles away the large sandy beaches at Camber are ideal for young children.
