Originally built for the most powerful family in Scotland in the 18th century, the Mansion occupies what is arguably the most beautiful spot in Midlothian.

A warm welcome is assured! All bedrooms are superbly decorated each with its unique style. Each bedroom has comfortable beds that are set up as double, twins or multi-bed rooms on request, with all linen and towels provided. Most of the bedrooms have en-suite bathrooms with powerful showers.

The Edinburgh Kirkhill Mansion can host any number from 8 up to 34 guests. Our individually decorated bedrooms can be adapted as king, double, twin and bunk bed rooms depending on your particular requirements. Whether you need a honeymoon suite, a double, twin, family or a single room, we can make it work beautifully.
The heart of the house, the Grand Hall, is Kirkhill’s main reception room. An impressive room packed with period features such as high ceilings, cornicing and a stunning fireplace, the patio doors lead directly out to the garden. With picturesque views over the Pentland Hills, it is the perfect place for any event.
Extending directly into the opulent Dining Room, the Grand Hall can host up to 70 guests for a drinks reception and up to 300 guests including the garden. Then again, there are also some great books and games, so it also works as a decadent space to relax and let the day go by. If you are a music enthusiast you can try your skills on the beautiful piano which is just next to the big lounge.
The top floor of the house hosts eight double bedrooms, seven of which are en-suite and the eighth has a private bathroom close by. These rooms can be configured in a number of ways to sleep a maximum of 22 people.
Basement offers another four luxury bedrooms arranged with taste and big windows for full enjoyment of our guests. All the bedrooms have en suite bathrooms.
The reason people fall in love with Kirkhill is the view over the valley under the ancient Scots Pine (reportedly planted at the time of the original construction by the Dundas’ of Arniston). A true country retreat within easy reach of Edinburgh, the Kirkhill Estate has over 3000 established trees. With the North Esk River running around half of the house’s boundary, you’re almost guaranteed to see your fair share of local wildlife. From deer to bats, trout, rabbits, water voles, woodpeckers and numerous song birds, it is the perfect setting for a country event near the city.
Property is situated in the small town of Gorebridge 5 min drive from town shops, post office and train station. The closest big market is Tesco in Bonnyrigg which is 10 min drive.
To secure your booking at the Edinburgh Kirkhill Mansion, you will need to pay a small deposit. The remaining final balance will be due 8 weeks before your booking date.
Please note there is a mandatory security deposit due 1 week prior to your check-in.
What is a security deposit and how does it work?
A security deposit is a good behaviour bond that is ring-fenced in your account on the week that you check-in. The security deposit is to encourage guests to keep the property clean and tidy and leave it as it is found. It’s also to deter any damages or noise complaints.
Providing there are no damages or complaints, the funds ring-fenced in your account will be automatically released back to you 7-10 days after check-out. You will be sent further information regarding the security deposit post-booking.
